Lawn Aeration and Overseeding in Milton and the GTA

Lawn aeration pulls small plugs of soil out of compacted ground so air, water and roots can get down into it, and overseeding straight afterwards fills thin spots with new grass. We do core aeration and overseeding across Milton, Mississauga and the rest of Halton and Peel. The best window is late August to September, and every lawn is priced by the job after a free quote.

Core aeration vs spike aeration: which one actually works?

Core aeration is the one that works on clay. Hollow tines pull plugs of soil out and leave open holes, which relieves compaction. Spike aerators and strap-on spiked shoes only push soil sideways, so on heavy ground they can pack the walls of each hole even tighter.

Hole size and coverage matter more than most people expect. UMass Extension notes that a 3/4 inch (19 mm) tine removes more than twice the soil of a 1/2 inch (13 mm) tine, and that most machines need two or more passes to open up the recommended minimum of about 3% of the surface. That is why we go over the worst spots, like the strip beside the driveway and the dog run, more than once.

Why do Milton and Mississauga lawns compact so badly?

Much of Halton below the Niagara Escarpment sits on clay loam till, a dense soil that drains slowly. Add construction equipment on new lots, then years of mowing, kids and dogs, and the top few centimetres turn hard and airless. Roots stay shallow and the lawn thins out however much you feed it.

The federal soil survey of Halton County maps the plain between the old Lake Iroquois shoreline and the escarpment, where Milton sits, as clay loam till, and its single largest soil type, Chinguacousy clay loam, is imperfectly drained. If your lawn in Beaty, Dempsey or Hawthorne Village puddles after every storm, this is usually why. Typical signs your lawn needs core aeration:

  • Water pools or runs off instead of soaking in
  • A screwdriver is hard to push into moist soil
  • Grass is thin along paths, play areas and side yards
  • The lawn browns out early in a dry spell

When is the best time for lawn aeration in Ontario?

Late August through September is the best time for lawn aeration and overseeding in Ontario. The soil is still warm, nights are cooler, and grass has several weeks of strong growth to recover before winter. May, once the ground has dried, is the second choice. Skip the July heat.

UMass Extension recommends leaving three to four weeks of good growing weather after core aeration before summer heat or winter cold, and advises against mid-summer aeration because the open holes dry the soil and can spread disease. Moisture matters as much as the calendar: on dry, compacted ground the tines get less than 2.5 cm (1 in) deep, and working soaking-wet clay can make compaction worse. Our Ontario aeration timing guide goes deeper.

Overseeding after aeration: which grass seed do we use?

We overseed right after aerating, because seed that falls into open holes gets direct soil contact. For sunny lawns that usually means a Kentucky bluegrass mix with some perennial ryegrass, for shade under mature maples a fine fescue blend, and for busy family yards a turf-type tall fescue blend.

Matching seed to the spot beats one bag for the whole property. A Milton backyard can be full sun at the back fence and deep shade along the north wall, so we often split the seed. We spread it in two directions for even cover, the same approach University of Minnesota Extension recommends. Our best grass seed for Ontario lawns guide compares the blends, and the Ontario overseeding guide explains the process for thin lawns.

How do you water after aeration and overseeding?

Keep the top couple of centimetres of soil moist until the new grass is up: short, light waterings, more than once a day in hot or windy weather. Once the seedlings fill in, switch to deep watering once or twice a week. In Halton you can water new seed even when outdoor water restrictions are on.

Halton Region asks residents to water lawns on an odd/even schedule matched to their house number, but its own FAQ confirms newly planted seed and sod can be watered under restrictions until established. Kentucky bluegrass is slow to come up, so do not stop watering just because the ryegrass is showing. Hold off mowing until the new grass is tall enough to cut and the soil is firm, then mow high with a sharp blade.

How do you get your lawn ready for core aeration?

Flag every sprinkler head, valve box, buried dog-fence wire and shallow cable you know about, and mow a little shorter than usual. If the ground is bone dry, water it well a day or two before. Aerator tines can crack a sprinkler head they hit, so marking matters.

If you are on our weekly lawn mowing plan (from $150 a month, May to October), aeration can be bundled into your season. It also pairs well with a fall cleanup: clearing the leaves first means the new seed is not smothered under a wet mat in October.

How much does lawn aeration and overseeding cost?

Aeration and overseeding are priced by the job after a free quote, not from a fixed list. The main drivers are lawn size, how compacted the soil is, how much seed and which blend you need, and access: a backyard behind a narrow townhouse gate takes longer than an open front lawn.

Aeration & Overseeding: common questions

How often should I aerate a clay lawn?

Once a year suits most clay lawns in Milton and Mississauga, ideally in late August or September with overseeding. UMass Extension notes that lawns with little traffic benefit from one or more core aerations a year, and that a single yearly aeration should be paired with fall overseeding and fertilizing. Lighter soils with little traffic can often go longer.

Should I aerate before or after overseeding?

Aerate first, then overseed the same day. The holes from core aeration give seed direct contact with soil and a sheltered spot to germinate, which is where most of the improvement comes from. Seeding first and aerating afterwards wastes much of that benefit, because the seed is not sitting in the holes.

Do you leave the soil plugs on the lawn?

Yes. The plugs look messy for a week or two, then break down with rain and mowing. Leaving them on the lawn returns that soil to the surface and helps cover the new seed. We sweep plugs off driveways, walkways and patios before we leave, so only the grass is left with them.

Can I aerate in spring instead of fall?

Yes, once the lawn is growing and the ground has dried out, usually in May. Spring works for badly compacted lawns that cannot wait until September. If crabgrass is a problem in your yard, avoid aerating at its peak germination time, because fresh holes give crabgrass seed a place to start as well.

Is lawn aeration worth it on a new-build lawn?

Usually more than anywhere else. Sod on new subdivision lots in Milton often sits on subsoil that construction equipment packed down, so the roots stay shallow and the lawn struggles in dry spells. Core aeration every year for the first few seasons, with overseeding into thin spots, builds a deeper root zone over time.
